The current request is to build 144 single-family lots and 88 townhouse lots on 68 acres.

My opinion.

Things that aren’t right with this subdivision plan:

  • Harris Rd traffic will increase by 3,300 trips per day which will mean congestion and long wait times.
  • Harris Rd will be widened at the expense of current greenspace.
  • The view of 3 story apartments along Harris Rd will dominate any trees that remain after deforestation.

Things that are right with this plan:

  • Housing for people who can afford $2000+/month rent or mortgage.
  • Some of the natural creek and forested areas will be spared.

I’m trying to find the pdf of the most recent housing layout plan. This is an image from an early unapproved plan. Click to enlarge.

Priest, Craven & Associates is the developer. Beware: Their website sucks.

  • PCA’s client is real estate developer Church Street Company. Church would like to rezone the 68 acres for General Residential use and Highway Business use.
  • The land owner is Jane Harris Pate of Durham.

Joyner-Harris Forest Conservation is the leading development opposition group.
